Town of Lantana Summary

The Town of Lantana wishes to encourage development that provides
both an economic and a social benefit appropriate for its small
community. There are only a few large parcels in the Town that
are suitable for development. The 140-acre parcel in question is
underutilized and centrally located on Lantana Road.
The site and adjoining landfill present an opportunity for redevelopment
that could provide a significant contribution to the two-square mile
town, its economy, and its tax base.
Once basic agreements on the site’s redevelopment are reached,
several issues then present themselves. Design experts explored several
issues at the Design Institute, such as:
• traffic restraints
• increased density on Lantana Road
• identifying Lantana Road as a community gateway,
• designing a viable and functioning retail district in the southern
portion of the site
• creating a mix of housing and retail at the site with connectivity
to the surrounding neighborhoods.
The design experts offered several options for roadway modification;
the most feasible choice was the creation of a one-way municipal
roadway through the southern portion of the site that would redirect
traffic through a proposed pedestrian-friendly retail district.
Further, the experts suggested the following improvements:
• Increase the Town's tax base.
• Maintain and enhance the existing character of the Town.
• Provide public recreational and open space.
•
Maximize the use of site, which represents eight percent of the Town’s
land.
• Establish the identity of the Lantana Road corridor as a community
gateway.
• Reconnect the north and south portions of the site physically and
visually to its surroundings.
• Connect open space with bikeways and paths.
• Funnel traffic through the site to support retail and connect to
the existing Publix supermarket site.
• Possibly preserve or commemorate the aging hospital that currently
sits on the site.
• Establish a compelling vision to build support for project.
